What is a home measurement or floorplan service?

Home measurement services are just what they sound like: Based on your requirements, an appraiser will measure the house's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a home measurement or floorplan service, a certified appraiser measures your home or property with a measuring tool — generally a tape measure or laser measuring device. As they tour the home, they mark the layout of the rooms and other features, like stairs, entryways, and pantries. They may draw a rough sketch of the property. Then, the appraiser creates a report and a more detailed sketch showing the total area and the overall layout of the home. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When should I get a floorplan service?

Disputing real estate taxes

Property tax records frequently reflect the wrong area of a property because the values can come from many sources, and sometimes go unproven — meaning you may be taxed for more space than you have! Unless an appraiser has completed a recent valuation or home measurement service on your property (after any remodeling that might have affected square footage), you'll need one to perform a measurement service before contesting what you're taxed. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your property is worth.

Selling a property

A floorplan service can ensure that you're paid fair market value for your property. Living space is one of the biggest factors potential buyers look for when purchasing a home — but since square footage values are often estimated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price for your property, but possibly even the number of interested buyers. The only dependable method of using a definitive GLA when listing your property is to reference a recent appraisal or measurement service completed by a certified appraiser (after any updating that may have affected square footage).

Material for real estate agents

To ensure that your client's home closes at a price that correctly reflects market value, we recommend asking for a floorplan service for the property. Clients, and potential buyers, will appreciate your scrupulousness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tactic to entice potential buyers since they can review the layout and attributes of the property before and after touring.
